Description

General Services Administration (GSA) seeks to lease the following space:

State: Colorado

City: Greenwood Village and vicinity



Delineated Area:

North: E. Hampden Avenue;

South: Lincoln Avenue;

East: Peoria Street from Lincoln Avenue to E. County Line Road to S. Potomac Street to E. Broncos Parkway to S. Peoria Street to E. Belleview Avenue to S. Yosemite Street to E. Hampden Avenue;

West: S. Colorado Blvd. from E. Hampden Avenue to E. Quincy Avenue to S. Holly Street to E. Dry Creek Road to S. Yosemite Street to Lincoln Avenue.

Buildings with Property boundary(ies) on the boundary streets are deemed to be within the delineated Area of Consideration.



Minimum Sq. Ft. (ABOA): 12,594

Maximum Sq. Ft. (ABOA): 13,223

Space Type: Office – SCIF

Parking Spaces (Total): 1 GOV (Reserved, Surface or Structured) and parking required by local code

Full Term: 12 years

Firm Term: 8 years





Additional Requirements:

A. Space must be located in a prime commercial office building or office park with professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use;

B. Space must be located on or above the 6th floor of the building above street level;

C. Space must be contiguous and located on a single floor. Bifurcated space cannot be considered;

D. SCIF space must be designed and built to meet all ICS/ICD 705 standards in addition to meeting all local codes and lease requirements;

E. Structured parking beneath the building or tenant occupied space CANNOT be considered. Structured parking adjacent to the building is permissible;

F. Minimum drop ceiling height is 9’0”;

G. The true floor and true ceiling must be concrete slab;

H. Offered space must not have significant design constraints (irregular shapes, large columns, tight column spacing, etc.);

I. Offered space will house approximately 70 employees;

J. Offered space must be capable of meeting the FSL Level 2 security requirements;

K. Offered building must have a loading dock;

L. Offered property may not be adjacent to residential properties.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as “500-Year” floodplain).
