General Services Administration (GSA) seeks to lease the following space:



State: CO



City: Grand Junction





Delineated Area:



North: I Road to 22 ½ Road to I ¼ Road to 23 Road to I Road to 26 Road.



East: 26 Road to H Road to Horizon Drive to Interstate 70 to Grand Army of the Republic Hwy 70 South.



South: Grand Army of the Republic Hwy 70 South to 32 Road (Hwy 141) to Interstate 50.



West: Interstate 50 follow turning into S. 5th Street to left on Ute Avenue to right on N. 1st Street follow crossing over W. Grand Avenue following Interstate 50 to 22 Road to I Road.



*Including properties with direct access to the boundaries of the Delineated Area.

The offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. The offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as“100-year” floodplain).



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in Grand Junction, CO, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
